Envisors provided the following survey services for this project:
- Prepared existing improvements and boundary survey and legal description of the several parcels within the City of Winter Haven’s existing WWTP No. 3 site
- Prepared a scaled composite drawing that illustrates the boundary of each parcel, easements, visible site improvements, and adjacent access improvements, and a legal description for each parcel
- Boundary Survey of Phase I Site, approximately 295 acres
- Boundary Survey of Phase II Site, approximately 955 acres
- Legal descriptions for drainage, utility, wetlands, and access easements
- Jurisdictional Wetland Limits
- 4,000 foot extension to Pollard Road from Phase I Site to SR 60
This project encompassed five sections of land that required approximately 10 miles of boundary line to be surveyed. All phases of the surveying and mapping were supervised and certified by Professional Land Surveyor registered in the State of Florida. All work was performed in accordance to accepted professional practices and procedures as promulgated in the Florida Administrative Code, Chapter 61G17-6, and Statute 472.027. Using state of the art dual-frequency Global Position System Technology (GPS) applications for “survey grade” accuracy, a local control network was established. GPS technology ensured that all measurements were connected to the State Plane Coordinate system and provided a precise base for all subsequent survey observations. With the best technology available and a seamless electronic field-to-finish process, the team collected sufficient field data in a short time frame. Following prudent surveying practices, all survey observations contained sufficient redundancies for blunder detection and precision which resulted in a complete and accurate product. The survey required comprehensive field and office research to determine existing internal boundaries and easements. Experienced research technicians, under the direct supervision of the licensed land surveyor, performed the research activities to locate current deeds, maps, plats, right-of-way plans, easement documents, and other pertinent information. The data sources were City records, Appraiser’s office, County Clerk’s office, and other mapping agencies. Available record information for properties and easements were incorporated into the final drawings. The drawings were created in AutoDesk Land Desktop graphics software format. The project was successfully completed on time and within budget.
